Do you provide real estate photography for commercial properties as well as homes?

Absolutely. We specialize in real estate photography for residential and commercial properties, including single-family homes, condos, apartments, office buildings, retail spaces, and larger commercial listings.

No matter the property type, our team tailors each shoot to highlight the unique features, layout, and appeal of the space, ensuring your listing stands out online and attracts the right buyers or tenants.

How accurate are your real estate floor plans?

Our floor plans are created using high-accuracy scanning technology, giving buyers and agents a clear sense of property layout. They are designed for marketing purposes and to complement your listing photos and virtual tours.

Short-Term Rentals

Do you shoot properties listed on Airbnb, Vrbo, or used as rentals?

Absolutely. All of our media services — interiors, exteriors, twilight, amenity shots, tours — are available to both listing agents and vacation/property hosts. Whether you're selling or renting, we make your property look irresistible.

What’s the difference between listing media and STR media?

We lean the same philosophy — crisp visuals, perfect lighting, strong angles. But for STR, we layer in mood, amenity detail, and guest flow. Think fewer “every corner shown” and more “feel like you want to stay here.”

How should I prepare for a short-term rental (Airbnb, Vrbo, etc.) shoot?

Set it exactly how a guest should experience it. We should be able to walk in, start shooting, and capture the welcome experience.

  • Guest-ready: Deep clean, beds tight, wrinkle-free linens, mirrors/glass spotless, matching bulbs, fans off, TV off.

  • Declutter: Hide cords, remotes, chargers, countertop clutter, personal photos, branded cleaning supplies.

  • Stage the stay: Put all amenities on display—coffee station set, spa towels rolled, fire pit staged, patio cushions out.

    • Hosts often go the extra mile: a fresh fruit tray or simple breakfast setup in the kitchen; two wine glasses + bottle on a tray in the primary suite; s’mores kit by the fire pit.

  • Tiny details = big bookings: Fresh hand soap, folded throws, stacked books, a plant or two—keep it intentional, not crowded.

  • Exterior pass: Cars out of driveway, yard tidy, furniture arranged, hose/coils hidden, trash bins out of sight.

  • Timing: If it’s a turnover day, schedule after cleaning. Please have any lifestyle items ready on site—we don’t provide food, beverages, or amenities, but we’ll capture what you supply.

Why are short-term rental shoots more expensive than standard listing shoots?

STR media does more—and works harder—than typical sale-listing photos, so the scope (and licensing) is bigger.

  • More coverage, more story: In addition to real-estate angles, we capture lifestyle + amenities (coffee bar, fire pit, workspace, neighborhood vibe). That means extra scenes, resets, and detail sequences to sell the experience, not just the square footage.

  • Usage & licensing: STR images generate ongoing revenue (bookings) over time, across multiple platforms. Our STR pricing includes a broad, commercial license for you (host/owner/property manager) to market this property across Airbnb/Vrbo, your website, email, and social.

    • License is per property and non-transferable (not for other addresses or third-party resale).

    • Need agency/brand use beyond the property itself? We offer extended licensing—just ask.

How often should rental properties refresh their media?

As a rule: every 12–24 months or after major updates. Also consider refreshing images after wear/tear, decor changes, or seasonal shifts in look and lighting.

booking

How do I book a real estate photography shoot?

Booking is fast, simple, and fully online — no back-and-forth calls or texts required. Our real-time calendar shows all available time slots so you can pick a date that works best. Once you select a time, your shoot is confirmed, and we’ll be on-site and ready to capture your property.

When you’re ready to book just head to our booking page to schedule your shoot.

What if I need to reschedule my real estate photography shoot?

No problem. Our online booking system makes rescheduling fast and easy. Just follow the link in your confirmation email and choose another available time that works for you. Your shoot will be updated instantly, keeping your property marketing on track.

What is your cancellation policy?

We know real estate moves fast — deals shift, timelines change, and listings get pulled. If something comes up, no problem. Just give us as much notice as you can. A heads-up of at least 24 hours helps us stay flexible and available for everyone, and we’ll make it easy to reschedule your shoot.

Do you offer real estate photography shoots on evenings, weekends, or holidays?

Yes — whenever our online booking calendar shows availability, we’re ready to shoot. Evening, weekend, and holiday sessions are all possible, making it easy to fit property photography around your schedule.

How far in advance should I book my real estate photography shoot?

Because real estate moves fast, our schedule can fill up quickly. We recommend booking your shoot as soon as your listing is ready to ensure you get your preferred date and time. Early booking also helps your property hit the market on schedule and stay competitive.

THE SHOOT

To make your real estate photo shoot go smoothly and get the best results, follow this quick prep checklist:

Tidy and declutter each room to showcase the property’s space
Open blinds and turn on lights to maximize natural lighting
Minimize personal items such as bathroom counters, fridge magnets, or décor
Move vehicles out of driveways and the front of the property
Contain pets safely if applicable

Proper prep ensures your listing photos, highlight reels, and virtual tours look polished, professional, and ready to impress potential buyers.

How should I prepare my property for a real estate photography shoot?

Do you help prepare the property or move furniture during a real estate photo shoot?

Our focus is on capturing the property, not staging it. We do not move furniture or large items, and we don’t handle extensive decluttering. However, if a few small items are out of place, we may make quick adjustments to get the best shot.

Do I need to be at the property during a real estate photo shoot?

You don’t need to be on-site during the shoot. As long as we have secure access to the property (via lockbox code, key, or agent entry), we can handle everything for you. In fact, shoots often run more smoothly with fewer people present, allowing us to move quickly and capture the best possible angles without interruption.

How long does a real estate photo shoot take?

Most real estate photography sessions take about one hour to complete, depending on the size of the property and the services selected (such as drone coverage, video tours, or floor plans). Every listing is unique, so while our standard booking slot is one hour, we’ll adjust as needed and let you know right away if your property requires additional time.

What happens if it rains on the day of my real estate photo shoot?

Weather doesn’t have to derail your listing. If it rains, we’ll work with you to reschedule at no extra cost or adjust the shoot plan as needed. Interior photos can usually proceed as scheduled, while exterior shots, drone coverage, or twilight photography may need to be moved to the next clear day to ensure the best results.

PRICING & PAYMENT

How does pricing work for real estate photography and media services?

Our pricing is flexible and transparent, based on the type of service, property size, and any add-ons you choose. Instead of forcing you into preset packages, we use a dynamic pricing model that lets you build the perfect bundle for your listing. You can view real-time rates and get an instant quote using our online pricing calculator on our pricing page.

Do you offer package deals for real estate photography and media services?

Yes — but unlike standard cookie-cutter bundles, our packages are fully customizable. Using our online pricing calculator, you can build the exact combination of services your listing needs (photos, video, drone, floor plans, etc.) and instantly see your total cost plus any discount savings applied. That way, you get the best value without paying for services you don’t need.

Do you offer discounts for repeat real estate photography clients?

We value long-term partnerships and reward clients who choose us for multiple listings. While our pricing is already built to be competitive, we’re always open to custom pricing solutions for brokerages, teams, or agents with ongoing needs. If you’re a repeat client, reach out and we’ll work with you to create the best value for your business.

How do I pay for my real estate photography services?

We make payment fast, easy, and secure through Stripe, our trusted processing partner. After your shoot, you’ll receive an invoice by email with a direct payment link. We accept all major payment methods, including debit cards, credit cards, ACH bank transfers, Apple Pay, Google Pay, and more.

Do you charge travel fees for real estate photography?

All shoots within 30 miles of our home base are included at our standard rates. For properties located beyond that range, a remote shoot travel fee may apply. This ensures we can cover additional time and expenses while still delivering the same high-quality service.

DELIVERABLES

When will I receive my real estate photos and media package?

We know the market moves fast — and so do we. That’s why we provide next-day delivery on all real estate photography and media packages. You’ll have your photos, videos, and marketing assets ready to go quickly, so your listing can hit the market without delay.

Do you offer same-day delivery for real estate photography and media?

Yes — we provide rush delivery for an additional fee. This ensures your listing photos, videos, and marketing assets are ready the same day, perfect for last-minute listing updates or time-sensitive marketing campaigns.

How do I receive my real estate photos and media package?

All photos and videos are delivered digitally for easy access and sharing. You’ll receive links to your personal client folder as well as individual listing folders for each project. Each folder is hosted by us free of charge and stays online for 90 days after your shoot, giving you plenty of time to download and use your media for MLS listings, social media, and marketing materials.

How many photos will I receive from my real estate photography shoot?

We deliver all the photos needed to showcase your property at its best. We don’t charge per photo because your payment shouldn’t limit the quality or coverage of your listing. Every shoot is tailored to the property’s size and features, so while there isn’t an exact number of photos, you can trust you’ll receive enough high-quality images to market your property effectively.

Can you upload my real estate photos and media directly to MLS?

Yes — we are a preferred MLS partner and can upload your media package directly on your behalf. Simply select us as your preferred photographer when creating your listing, and we’ll handle the entire process, making it fast and hassle-free.

What file types do you provide for real estate photos and videos?

Photos are delivered as high-resolution JPEGs, and videos are provided in MP4 format, optimized for MLS listings, social media, and online marketing. This ensures your media is ready to use wherever you need it.

LICENSING & USAGE

Who owns the real estate photos and videos?

We retain copyright to all photos and videos, but we grant you a license to use the media exclusively for marketing the property. This ensures your listing materials are fully usable while protecting our creative work.

Can I reuse real estate photos and videos for future listings or other marketing materials?

Media from your shoot is licensed specifically for the property photographed. If you’d like to use the photos or videos for another listing or different marketing purposes, extended licensing may be required. This ensures proper usage while keeping your marketing compliant and professional.

Can stagers, builders, or designers use my real estate photos and videos?

Any third-party use of your property photos or videos requires our permission and may involve a separate licensing fee. This ensures that all media is used appropriately while protecting the integrity of our work.
